Today Green Valley residents are represented in the Green Valley Community Coordinating Council through 60+ homeowner associations. Most HOAs have deed restrictions requiring with one occupant per home to be 55 years of age or better and no permanent occupant under 18 (grandchildren are permitted to visit). The community is also served by Green Valley Recreation Centers (GVR). Today, GVR includes twelve recreation centers with heated swimming pools/spas, fitness centers, tennis & shuffleboard courts, billards, ceramics and wood workshops and numerous special interest and educational opportunities.
Green Valley is approximately 10 miles long and 1 mile wide straddling I-19 with a year round population of 25,000, swelling to 35,000 during the balmy Arizona winter months. The Villas and Casitas
Quaint charming 1 and 2 bedroom units clustered around greenbelt areas. Approximately 600 sq ft in size, many of these homes are seasonal winter properties - allowing first time visitors comfortable "try me" accomodations to rent or provide many with their intial experience in owning more than one home. Many of these properties are sold funished turn key - move in ready. Prices for these townhome condos start in the mid $70s.
Townhomes in Casa Paloma 1 & 2 and Desert Meadows
offer affordable living in well kept neighborhoods. Built in the 1970s, many of these efficient 2BR/2BA homes have been updated with a fresh coat of paint, newer appliances and flooring. Desirable for seasonal homes, many of these townhomes are sold furnished. Some owners have elected to invest in the Green Valley real estate market now - using the townhome as a rental until their are ready to retire. Prices range from the upper $90s to mid $100s.
Desert Meadows & Fairways offer free standing homes in established "in town" neighborhoods. You'll find classical territorial style homes with slump block construction (similar to brick), flat & tile roofs, mature vegetation. Many of these homes provide single or double carport parking spaces. HOA dues are remarkably low, as streets are maintained by Pima County.
Country Estates & Country Club Estates
Centrally located and primarily free standing homes, you'll find a variety of architecture and ages of homes in these neighborhoods. Newer Custom homes blend with those built in the 1970s. Well kept public streets with meandering sidewalks.
The Villages & Desert Creek
Located on the north end of Green Valley west of Las Canada, these homes offer valley and desert views. Homes in The Villages were built from the late 1970s and offer a community pool & recreation center. While homes in Desert Creek feature more contemporary designs and architecture. Also in Desert Creek find new construction homes offered by DR Horton with very enticing prices.
Esperanza Estates & Portillo Hills
Close in proximity to each other, differing in design... While Esperanza Estates offers primarily townhome living with arched entry ways, courtyards, block construction with rustic stucco finishes - nearly all homes in this neighborhood do NOT have the Green Valley Recreation deed restriction (GVR can be added for a fee) opting to use the community pool and recreation center.
Homes in Portillo Hills offer spacious open contemporary floorplan and generous sized home parcels. Nearly "built out" some re-sale homes have enclosed RV parking garages. Priced from low $300s.
Las Campanas
Centrally located nearby to the Library, White Elephant and Governmental offices. New construction continues in two Meritage built communities.
Pueblo Estates
Green Valley's only manufactured neighborhood offers an affordable option with land and home ownership. A community recreation center with pool, club house and MANY events & activities help add to the cohesivness of this neighborhood. Home prices begin in the high $90s.
Desert Hills Neighborhoods
South of Continental Road and located "on the ridge" these neighborhoods offer a selection of sizes and prices of homes for those looking for a location close to the Elks, three private and one public golf course.
